Sarnia-Lambton home sales continue to jump

Sarnia-Lambton's real estate market continued its upward trend for the year in April.

A total of 144 homes were sold, valued at $76.3 million. That's a jump from March when 120 homes changed hands, totalling $63.6 million.

The average sale price is holding steady at around $530,000.

Sales were down 15.8 per cent compared to last April while dollar volume fell nearly 19 per cent over the same period.

Sarnia Lambton Association of Realtors President Jeremy Guerette said there were 309 new listings last month which is down five per cent from April 2025.

"We are sitting at a historically high level of listings so that part was maybe a positive thing for the market," said Guerette. "We're still at a good, healthy number of listings so there's no issue there. Seeing them down year over year, I would say if it continues month over month then I'd maybe get a little more concerned."

There are approximately 565 active listings in Lambton County.

This is considered a high number, but it is down almost eight per cent compared to this time last year.

Meanwhile, as of April 1, the province has temporarily removed the 13 per cent HST on new homes valued up to $1 million.

Guerette said it might take a few months to tell what impact that will have on the resale market.
