Homes sales in Chatham-Kent (CK) have bounced back to normal levels for the month of September, according to the Chatham-Kent Association of Realtors (CKAR).
CKAR reported 115 homes worth $47.2 million were sold last month, a sizable gain of 12.7 per cent or 13 sales from September 2025.
The association said home sales haven't hit this level in the month of September in five years, adding home sales were 10.2 per cent above the five-year average but 3.8 per cent below the 10-year average for the month of September.
A total 949 homes have been sold over the first nine months of this year, according to CKAR, an increase of one per cent or nine sales from the same period in 2025.
New listings, however, remain historically high with 274 homes going up for sale last month, a moderate decrease of 8.1 per cent from September 2025, the realtors group noted. They added new listings were 9.8 per cent above the five-year average and 29.9 per cent above the 10-year average for the month of September.
The association said a total of 572 homes were on the market at the end of September, an increase of 7.9 per cent from the end of September 2025, 21.1 per cent above the five-year average, and 60.2 per cent above the 10-year average for the month of September. Real estate officials noted active listings haven't been this high in the month of September in more than a decade.
"Sales activity was back up to more normal levels for this time of year in September. New supply, on the other hand, was just one listing off from the second highest level for this month on record," said CKAR President Carrie Patrick. "There appears to be two distinct stories in our housing market, one for buyers and another for sellers. The former are operating at levels typical for this time in the early fall, while the latter are more motivated than ever to move their properties."
The average price of homes in CK is listed at $435,149 year-to-date, up only 0.5 per cent from the first nine months of 2025.
